Yes! Once you have signed and submitted the contracts, the money will be sent. We can move as fast you can.

We are able to fund as many deals as you would like us to. We do ask that you maintain constant communication with us regarding any changes or setbacks. We reserve the right to no longer do business with you if communication is not maintained and/or contracts/clauses are not abided by.

The best option is to have the seller sign an EMD release agreement prior to sending in the money. If you are unable to get this agreement signed, you will be sending in the money at YOUR own risk. The contracts signed require you as the borrower to pay the lender back in full. Please reach out via email ([email protected]) if you have any questions or concerns. Communication is crucial to both of our successes.

Regardless if the deal closes or not, the contracts require the borrower to fully repay the lender. There is not a fee to return the money if the deal does not close. The contracts signed go into further detail regarding late fees and penalties. Ensuring both parties maintain their end of the agreement will make for a greater relationship moving forward.

Unfortunately, we cannot fund EMD if the EMD is non-refundable. The best option is to try and negotiate with the wholesaler to make it refundable. The other option would be to fund the EMD yourself or have a private money lender fund it.
